Sailor & The Dock
Interna Development's distinguished portfolio includes its adaptive-reuse flagship, Sailor & The Dock, completed in late 2023. The project transformed a vacant 100-year-old warehouse in Downtown Oklahoma City into a modern, community - centered marketplace focused on sustainability, entrepreneurship, and creative placemaking.

Sailor & The Dock was conceived as a modern "dock" - a place where explorers and entrepreneurs (the "sailors") come together to embark and advance their journeys. This highly conscious redevelopment project incorporated fully repurposed materials in over one-third of the interior build-out, while an additional one-third was intentionally designed for future reuse and spatial flexibility, reducing long-term functional obsolescence.
In 2024, Sailor & The Dock was recognized by the Urban Land Institute (ULI) IMPACTS Awards as one of the Top Three Most Impactful Projects in the State of Oklahoma, honoring its leadership in sustainability and community engagement. The project also became the first "market-style" Certified Market Business Incubator in Oklahoma, enabling participating tenants to access up to ten years of state income tax abatements.
The development achieved stabilization at launch and, within, its first two years of operation, established a strong and diverse tenant mix - demonstrating the long-term viability of sustainability-driven, community-centered development.
